B'Housing
112,000 m² of mass housing next to a realized TOKI development, a project about learning from the neighbour instead of ignoring it.
The parti
Bayrampasha transforms fast, and its scale is set by TOKI, one of the largest builders in the country. Rather than opposing that fabric, B'Housing reads it: module sizes are taken by studying the neighbouring residential complex, replicating its settlement strategy while correcting what it lacks. Nearly 900 accommodations are built from two main block forms, duplicated and fitted into the context.
The commercial line
The ground floor is the social argument: a commercial line circles the courtyards, gyms, supermarkets, kindergarten, existing only at the first floors, so the street level serves residents and passers-by while the courtyards above stay quiet and resident-only. The plan aims to be convenient for newlyweds and the elderly alike: social wellbeing alongside yield.
